UTICA was selected to construct a ground up boutique hotel for a temporary lodging at Lake Anna. This project was unique in the fact that the prior developer had partially permitted the project for construction. After acquiring the property, UTICA and REEF worked hand in hand to finalize the plans for permitting, and worked together to finalize finishes through completion. The rooms consist of 1-3 BR suites some of which have kitchenettes for extended stays.

Infrastructure requirements consisted of mass grading with wet and dry utilities. Water and septic upgrades were required to accommodate the new hotel along with a new fire suppression system. Exterior finishes blend include cement board siding, wood frame decking and balconies, along with PVC trim components to blend with adjacent lake structures.
